The problem is ownership, not technology
Nobody calls about apartment solar because the panels are difficult. Panels are easy. The call always ends up at the same wall: who owns the roof, and whose name is on the meter.
In a Lahore apartment block, whether it is one of the older four-storey buildings off Ferozepur Road, a newer tower in Bahria Town, or a six-flat building in Johar Town where the owner sold each floor separately, the roof is common property. The water tanks are up there. The dish antennas are up there. The neighbour on the top floor has probably already claimed half of it for drying clothes. Panels need that same space, and they need it permanently.
The meter matters just as much. Net metering with LESCO requires the connection to be in the applicant's name, with a load sanction that matches the system size. Plenty of Lahore apartment buildings run on a single bulk commercial connection with the landlord sub-metering each flat. Three builds that actually get installed on flats
Over eleven years of installs across Lahore, apartment jobs sort themselves into three shapes. Almost nothing else survives contact with a building committee.
1. Balcony rail mount, 1.2 to 1.7 kW
Two or three 585W panels clamped to the outside of the balcony railing, tilted around 20 degrees, wired down to a 3kW hybrid inverter and one lithium battery sitting in a store room or under the stairs. No roof access needed. No drilling into common structure. It powers fans, lights, the router, a fridge and a TV. It will not run an air conditioner.
The catch is orientation. A balcony faces wherever the architect pointed it. A south or south-west facing balcony in Lahore gives roughly 85 to 95 percent of ideal output. A north-facing one gives about 40 percent and is honestly not worth the money. Check the compass on a phone before anyone quotes you.
2. Allocated roof share, 3 to 5 kW
Where a building has four to eight flats and the owners agree, each flat gets a marked strip of roof. Individual inverters, individual meters, individual bills. This is the cleanest outcome and the rarest, because it needs every owner to cooperate at the same time.
3. Whole-building common-area system
Panels feed the building's common load only: lift, water pump, stair lights, corridor lights, gate motor. The society pays, the maintenance charge drops for everyone. A 5kW system covers most six to eight flat buildings in Lahore. Nobody argues about roof share because nobody owns it individually. If the building already suffers pump failures during outages, pair it with proper hybrid and battery sizing.
What each option costs in 2026
These are turnkey numbers for Lahore including structure, wiring, protection and labour. Prices assume a ground-floor or in-flat inverter location and cable runs under 30 metres.

Panel rates behind those totals: Tier-1 585W at PKR 19,500 each, 645W bifacial at PKR 21,000. Mounting on a flat roof runs PKR 7,000 per kW, and balcony rail brackets are custom fabricated, usually PKR 9,000 to 11,000 per panel because each railing is a different width. This is the part installers skip and customers regret. Before any advance changes hands, get written permission covering four things: the exact roof or railing area, the cable route through the building shaft, who is responsible if the waterproofing leaks later, and what happens to the panels if the flat is sold.
Committees in Lahore buildings tend to object on aesthetics first. A panel visible from the street reads as clutter to them. Two arguments usually work. One, panels mounted flush below the railing top line are invisible from ground level. Two, offer the committee a common-area system quote at the same time, because a lift that runs during a LESCO outage buys goodwill fast.
The genuine downside worth stating plainly: in a rented flat, an apartment solar system is a bad investment unless the landlord shares the cost or the tenant intends to stay four years or more. Payback on a 1.5 kW balcony build with a battery runs five to seven years, because the system is bought mostly for backup, not for bill reduction. Anyone selling a two-year payback on a flat system is quoting a house.
Battery-only, no panels at all
A surprising share of apartment enquiries end here, and it is often the right answer. If the roof is unavailable and the balcony faces north, panels make no sense. A hybrid inverter plus lithium battery charged from LESCO overnight still solves the actual pain, which is load shedding, not the bill.
A 3kW hybrid inverter with a 5 kWh lithium bank costs around PKR 480,000 installed. It runs fans, lights, fridge and internet for eight to ten hours. Compared with a traditional UPS setup it is quieter, lasts longer, and does not fill the flat with acid fumes. Tubular still has a place if the budget is hard-capped. Two 200Ah tubular batteries at PKR 48,000 to 52,000 each get a flat through the night for under PKR 110,000 of storage. They need water top-ups every two months and they need ventilation, which is exactly what a small flat store room does not have. Read tubular battery prices before committing.
Lahore-specific things that bite
- Smog season. From late October to January, apartment panels lose 18 to 30 percent output. Balcony panels are worse than roof panels because they sit lower in the dust column and closer to road exhaust. Wipe them fortnightly in winter. Details in winter solar output in Lahore.
- Monsoon wind. Rail-mounted panels catch wind like a sail. Bracket failures on balconies in July almost always trace back to two clamps instead of four. Insist on through-bolted clamps, not U-clamps. See monsoon output notes.
- Top-floor heat. Panels on a common roof shade the slab below them, and the top-floor flat usually reports the room running two to three degrees cooler. Useful bargaining chip with the neighbour above.
- Shaft cabling. Older Mughalpura and Krishan Nagar buildings have no spare conduit. Running DC cable through an existing shaft alongside old aluminium wiring is a fire risk. Budget PKR 25,000 for a fresh conduit run and do not let anyone cable-tie DC to the mains riser.
- Meter reader access. LESCO readers in dense apartment areas often estimate rather than read. If a bidirectional meter ever does get installed, check the reading against the display yourself every month.
Sizing against an actual flat bill
A three-bedroom flat in Johar Town, family of four, one 1.5-ton inverter AC used four months a year, averaged 410 units a month last year. That is roughly PKR 21,000 in summer and PKR 9,000 in winter at 2026 LESCO slabs of PKR 48 to 65 per unit.
A 1.75 kW balcony system generates about 210 to 250 units a month across the year. That is half the non-AC load, not half the bill, because the AC sits in the expensive top slab. Savings work out to PKR 7,000 to 9,000 a month in summer and PKR 4,500 in winter. The battery contributes nothing to the bill, only to comfort during outages.
If the same family had a house roof instead, a 3kW system or a 5kW hybrid build would be the correct answer. That gap between what a flat can hold and what a family actually uses is the honest limit of apartment solar. Run your own numbers on the solar calculator first.
How the install day goes
Balcony jobs finish in one day. Roof-share jobs take two. Common-area systems take three, mostly because the pump and lift wiring in Lahore buildings is rarely documented and has to be traced live.
