Uniform houses, uniform quotes, and where that breaks

Bahria Orchard sits off Raiwind Road past Bahria Town's main gate, and its defining feature for an installer is repetition. Phase 1, Phase 2 and Phase 4 blocks are built to a small set of approved designs. Walk into three different 5-marla houses in the Eastern block and the roof plan is nearly identical: same mumty position, same tank platform, same parapet height, same DB location in the same corner of the store.

That means quoting is fast and accurate. It also means a lazy installer can hand over the same PDF to every customer without visiting the site, and mostly get away with it. The place that approach fails is the neighbouring plot. A 5-marla Bahria Orchard roof is small enough that one adjacent house with an added upper storey changes the usable area substantially in winter. The house design is standard. The shading around it is not.

Society permission and gate logistics

Bahria management is organised, which helps. The realistic sequence is written intimation to the society office naming the system size and installer, worker CNIC details submitted for gate passes, and a material vehicle entry slip arranged for delivery day. Standard low-height mounting inside the parapet line raises no objection. Raised structures that clear the water tank sometimes attract a question about visibility from the street, particularly on corner plots facing a main road.

Two practical notes. Gate entry for a loaded delivery vehicle needs arranging a day in advance, not on the morning. And crane or heavy material movement is generally restricted to daytime hours, which matters if a job is scheduled tight. Building one buffer day into the schedule removes most of this friction.

On a 5-marla plot the difference between standard mounting at PKR 7,000 per kW and raised mounting at PKR 12,000 per kW is often the difference between a 5 kW and an 8 kW system. On a 5 kW build that upgrade costs an extra PKR 25,000 and can buy back enough roof for three more panels. Worth doing where the household load justifies the larger system, pointless where it does not.

Panel choice interacts with this. Fourteen 585W panels at PKR 19,500 each need noticeably more area than eleven 645W bifacial panels at PKR 21,000. On a cramped 5-marla roof the higher-wattage module often works out cheaper overall once structure and labour are counted, even though the per-panel price is higher.

The 5 kW to 8 kW sweet spot

Most Bahria Orchard households land between 5 kW and 8 kW, and the reason is the load pattern rather than the roof. A typical family here runs two split ACs, a fridge, a deep freezer, a washing machine, ceiling fans through eight months, and a water pump. Summer bills sit between PKR 28,000 and PKR 55,000. At PKR 48 to 65 per unit that is 550 to 1,000 units a month.

Those totals cover mounting, an electrical items kit at PKR 35,000, DC and AC wiring at PKR 25,000, labour at PKR 20,000, and the net metering file at PKR 15,000. Storage decisions on a smaller budget

Bahria Orchard buyers are more price-sensitive than DHA or EME buyers, and the battery is usually the line item under pressure. Some grounded guidance.

• A 2.5 kWh lithium pack at PKR 130,000 to PKR 145,000 handles fans, lights, a router and a fridge overnight. It will not run an AC and should not be sold as though it will.
• Pylontech 3.5 kWh at PKR 195,000 is the value pick for a 5-marla house. Enough for the essentials plus a bit of margin, and expandable later by adding a second module.
• A 5 kWh pack at PKR 285,000 is the point where one inverter AC becomes viable for a couple of hours on stored energy.
• Two tubular 200Ah batteries at PKR 48,000 to PKR 52,000 each cost around PKR 100,000 and give roughly 2 kWh of usable energy after depth-of-discharge limits. Cheaper today, replaced in year four or five, and they need a ventilated space.

A household that genuinely never loses power and is out of the house all day can reasonably run an on-grid system and skip storage entirely.

Net metering from a Bahria Orchard address

Bahria Orchard is on the LESCO network like the rest of the city, and files from here process normally. The two things to confirm before spending anything are that the electricity bill is in the applicant's name with no arrears, and that the sanctioned load covers the intended inverter size. Houses bought recently often still carry the previous owner's name on the meter, and that has to be corrected at the sub-division first.

From file submission to bi-directional meter is usually six to ten weeks. The system generates and saves from commissioning day, so there is no reason to delay switch-on while the file moves. The honest downside for Bahria Orchard buyers

Small roofs cap ambition. A 5-marla house that grows into a three-AC household in four years cannot simply add 4 kW of panels, because the roof is already full. The upgrade path in that situation is either a raised structure rebuild, which means dismantling and re-erecting the existing array, or accepting partial coverage.

The cheap hedge is inverter capacity. Fitting a 6 kW hybrid at PKR 158,000 instead of a 5 kW at PKR 165,000 costs nothing extra and leaves headroom. Going further to a 10 kW hybrid at PKR 295,000 on a house that will only ever fit 6 kW of panels is money wasted, so the sensible move sits in between. Anyone who is told a 5-marla roof can carry 12 kW should ask to see the layout drawing.

Dust, Raiwind Road, and cleaning

Raiwind Road carries heavy construction traffic and Bahria Orchard still has plots under development. The dust load on an array here is higher than in an established, fully built society. Panels that look fine from the ground can be carrying a film that costs 8 to 12 percent of output.

Quarterly cleaning is the baseline and monthly is sensible through the December and January smog. Rates are in solar cleaning cost and scheduled visits are handled by the cleaning service. Seasonal expectations are set out in winter output and monsoon output, which are worth reading before assuming an underperforming array is faulty. Genuine faults go through repairs.
