Office hours and sun hours are the same hours

Draw an office consumption curve for a Lahore working day. It starts near zero at 8 am, jumps hard at 9 when the ACs come on, holds flat through the afternoon, dips at 1:30 for lunch prayers, holds again, then collapses at 6 pm. Now overlay a solar generation curve for Lahore. The two shapes are almost identical.

That match is worth more than any equipment brand. A house sends half its generation to the grid and buys it back at retail. An office consumes what it makes, the moment it makes it. Nothing is lost in a battery round trip, nothing is sold cheap.

Which is why office quotes should start from the on-grid side and only add storage where there is a specific reason. Anyone quoting a 20 kWh lithium bank for a design studio that closes at 6 is selling hardware, not solving a problem.

The no-battery argument, stated properly

A 5 kWh lithium battery costs PKR 285,000. Spend the same money on panels instead and you get roughly fourteen 585W modules, another 8 kW of array. Over ten years those panels generate somewhere near 100,000 units. The battery stores nothing new, it only shifts units in time, and it needs replacing around year eight.

So the rule for offices: battery only for the loads that genuinely cannot blink.

Everything else, the workstation ACs, the printers, the water dispenser, can ride the grid. Storage detail is on hybrid and battery, and the chemistry choice in lithium versus tubular. Do not put tubular in an office store room, the venting requirement is impractical.

Sizing and 2026 pricing

Size against the last twelve LESCO bills, not against square footage. An office with mostly laptops and two ACs uses far less than a call centre with sixty desktops.

Larger offices need a second electrical kit and longer DC runs, which is where the range widens.

Three-phase, and why it matters here

Most Lahore offices above a 10kW sanctioned load run on a three-phase LESCO connection. That changes three things. The inverter must be three-phase. The net metering application goes through a different LESCO desk with a slightly longer queue. And phase balance suddenly matters, because an office that has grown organically usually has all the ACs dumped on one phase and the lights on another.

Rebalancing phases before install is not optional. A three-phase inverter feeding a badly balanced board will trip on over-voltage on the light-loaded phase in the middle of a sunny afternoon. Budget half a day of electrician time and expect the DB to need re-labelling, because nobody has updated it since the building was wired.

What that rebalancing looks like in practice: an electrician clamps each incoming phase during a normal working afternoon and writes down the current on R, Y and B. On a typical Lahore office board the reading comes back something like 62 amps, 24 amps and 19 amps, because every AC circuit was added to whichever busbar was closest at the time. Circuits then get moved until no phase carries more than about 15 percent above the average. Only after that should the inverter be tied in. Doing it the other way round means chasing an intermittent fault for a month while the vendor and the electrician blame each other.

One more three-phase detail that catches offices out is the sanctioned load figure on the LESCO bill. Net metering approval is capped at that number, not at what the roof can hold. Plenty of Gulberg offices carry a 15 kW sanctioned load from a decade ago while actually drawing 25 kW today. Raising the sanctioned load is a separate LESCO application with its own security deposit, and it has to be filed and approved before the net metering file will move. Check the sanctioned load line on the bill on day one, not after the panels are bolted down.

Converted-house offices

Gulberg III, Garden Town and Model Town are full of offices in what were once 1 kanal houses. Those roofs are irregular: a stair block, two water tanks, a servant quarter at a different height, and a parapet that shades the north strip until 9:30 am. Expect the usable array area to be 60 to 70 percent of what the roof looks like on satellite view. Elevated structure over the driveway or terrace at PKR 12,000 per kW often makes more sense than squeezing panels into shaded corners.

A real Gulberg example

A 22-person software office on a side street off Main Boulevard Gulberg. Three-phase connection, six inverter ACs, 30 workstations, two servers, a lift, corridor and washroom lighting. Twelve month average of 2,850 units per month, summer peak 4,100 units, average bill across the year around PKR 175,000.

Installed: 20 kW of bifacial panels on an elevated frame over the roof terrace, one 20 kW three-phase on-grid inverter, plus a separate 2.5 kWh lithium unit only for the server rack and the reception lights. Total PKR 2,690,000.

Generation averages 2,600 units a month. Because the office is closed on Sundays and the building runs a skeleton load in the evening, roughly 15 percent of generation is exported rather than consumed. The post-install bill settled between PKR 32,000 and PKR 61,000 depending on the month. Annual saving landed near PKR 1,180,000, which puts payback a shade under 28 months.

The honest part: they lost about six weeks between commissioning and net meter installation, running the system in zero-export mode during that gap. That is normal in Lahore and it should be in every proposal. Anyone promising a net meter in ten days has not filed one recently. What changed this year is covered in net metering in 2026.

What actually fails on office systems

Office systems are more reliable than home systems because nobody touches them. The failures that do happen cluster in four places.

  1. Inverter over-temperature when it is installed in an unventilated electrical room. Lahore afternoons in June push those rooms past 50 degrees. Mount on a shaded external wall or add extraction.
  2. Export tripping caused by LESCO grid voltage swinging above 250 volts in the afternoon, common on older feeders in Garden Town and Samanabad. The inverter is behaving correctly, the grid is not, and the fix is a voltage-range setting change plus a complaint to the subdivision.
  3. Soiling loss during smog season. An office roof that is never cleaned loses a quarter of its winter output. See winter output in Lahore and cleaning cost.
  4. Monsoon water ingress at the roof penetration points, which shows up as a stained ceiling in the top-floor meeting room three weeks later. Every anchor should be sealed and cured, not just sealed.
