The Sabzazar roof problem in one paragraph

Sabzazar is built tight. Most of Block A through Block G is 5 marla, plot after plot sharing boundary walls on both sides, streets barely wide enough for a Suzuki pickup to turn. The usable roof on a single-storey 5 marla house here is around 700 to 800 square feet on paper. By the time the overhead water tank, the stair mumty, the gas geyser vent, and the neighbour's satellite dish pole are accounted for, the clear south-facing area drops to 350 or 400 square feet. That is 8 to 10 panels. Nothing more.

So the honest starting point in Sabzazar is not "how big a system do you want" but "how much roof is left after the obstructions". That single question decides the entire quote.

What we actually measure on a Sabzazar survey

The site survey here takes longer than in Wapda Town or DHA, because nothing is standard. The survey fee is PKR 3,000 and it comes off the final installation bill. On a Sabzazar roof the surveyor is checking:

That last one matters more than people expect. In Sabzazar Block D and the lanes behind the main market, the streets are 10 to 12 feet wide with parked bikes on both sides. No crane gets in. Panels go up the stairs or over the parapet by hand, which adds a labour day to the job.

If a salesman promises 10 kW on a standard Sabzazar 5 marla roof, ask him to draw the panel layout on graph paper before signing anything. It will not close.

2026 pricing for the two builds people actually buy

The budget 3 kW build

Six 585W tier-1 panels at PKR 19,500 each comes to PKR 117,000. A 3 kW hybrid inverter is PKR 95,000. Standard mounting at PKR 7,000 per kW adds PKR 21,000. The electrical items kit is PKR 35,000, wiring runs PKR 25,000, and installation labour is PKR 20,000. Without a battery that is roughly PKR 313,000 before net metering paperwork. Add a 2.5 kWh lithium battery at PKR 130,000 to PKR 145,000 and the house gets fans, lights, and a fridge through the evening.

The 5 kW double-storey build

Eight 645W bifacial panels at PKR 21,000 each is PKR 168,000. A 5 kW hybrid inverter is PKR 165,000. Elevated mounting at PKR 12,000 per kW is often needed here to clear the tank, adding around PKR 62,000. With the electrical kit, wiring, labour, and a 5 kWh lithium battery at PKR 285,000, a complete Sabzazar 5 kW hybrid install lands in the PKR 700,000 to PKR 900,000 band, same as the citywide 5 kW price range.

Shared walls, and the argument you want to avoid

Half of Sabzazar shares a common boundary wall. A cheap installer will happily rest one leg of the mounting frame on the neighbour's parapet or cantilever a panel row over the shared wall to gain two extra modules. It works for a year. Then the neighbour builds a second storey, or the wall develops a crack after monsoon, and the argument starts.

Keep the structure inside the plot line. If the roof is genuinely too small, go vertical with an elevated frame over the water tank rather than sideways over someone else's slab. Elevated frames cost PKR 12,000 per kW instead of PKR 7,000, which on a 3.5 kW system is an extra PKR 17,500. Cheap insurance against a permanent neighbour dispute.

One more Sabzazar habit worth naming. Many houses here have an old roof-mounted washing area or a charpai space used in summer nights. Covering it entirely with panels annoys the family within a month. An elevated frame at 7 feet keeps that space usable underneath and is worth the extra structure cost.

Battery or net metering, and why most Sabzazar homes pick battery

Under the 2026 net billing rules, exported units are bought back at roughly PKR 11 while imported units cost PKR 48 to PKR 65 depending on slab. On a 3 kW system there is not much surplus to export in the first place, so net metering earns very little. The paperwork itself costs PKR 15,000 and takes six to ten weeks with LESCO.

The alternative is going solar without net metering and storing surplus in a battery instead. For a Sabzazar household paying PKR 12,000 to PKR 20,000 a month, a 2.5 kWh or 5 kWh lithium bank covers the evening load and removes load shedding pain in one move. The lithium versus tubular comparison is worth reading before buying, because tubular still sells hard in this market on the low sticker price.

Tubular 200Ah units are PKR 48,000 to PKR 52,000 each. Four of them cost roughly PKR 200,000 and need replacement in four to five years, plus water topping every few weeks. Lithium at PKR 285,000 for 5 kWh runs eight to ten years untouched. For a family that is out of the house all day, lithium wins. For a very tight budget today, tubular is defensible, and the tubular battery price page has current rates.

The honest downside of solar in Sabzazar

Roof space limits what solar can do here. On a 5 marla single-storey house with two ACs running through June and July, a 3.5 kW system will not zero the bill. It will cut a PKR 28,000 summer bill to maybe PKR 12,000 to PKR 15,000. That is a real saving, but anyone promising a PKR 500 bill on that roof is selling fiction.

Second issue: dust and smog. Sabzazar sits near Multan Road with constant truck and rickshaw traffic, and the winter smog layer from December to February drops output noticeably. Expect 25 to 35 percent lower generation in those months compared to March. Panels here need cleaning every four to six weeks, not the quarterly schedule that works in Bahria. Material unloading in a narrow Sabzazar lane needs a heads up to the neighbours. Blocking the street for two hours on a working morning is how you start the job on a bad note. Our crews unload before 9 am for that reason.

Meter and wiring quirks in older Sabzazar houses

Houses in the older Sabzazar blocks often still run 4mm aluminium house wiring installed in the nineties. A hybrid inverter feeding the full house through that wiring is a genuine fire risk under summer AC load. During the survey the crew checks the main distribution board and the incoming cable size. If the house wiring is under-rated, the honest recommendation is to run the inverter output only on a dedicated backup board covering fans, lights, fridge, and one or two sockets, and leave the AC circuits on direct LESCO supply. That costs a bit more in the electrical kit and saves a great deal later.

Old single-phase meters are also common. LESCO has replaced many with digital meters across Sabzazar, but if the house still has a rotating-disc meter, net metering will require a meter change before approval. Sabzazar quotes given over the phone without a roof visit are guesses, and guesses in a space-constrained neighbourhood are usually wrong by two or three panels.
